Forest Beach is one of Hilton Head’s original beach communities, located on a 3 mile stretch between Shipyard Plantation and Sea Pines and features some of the most stately oceanfront homes in the area. Central to the sections of North Forest Beach and South Forest Beach is Coligny Circle. Nearby Coligny Plaza is home to many shops, restaurants, entertainment, and nightlife.

Shipyard Plantation is an 800 acre community with 2,000 homes and villas that feature wooded lots, lagoon views, golf views, and some properties along a small strip of beach. Homes sit on lots that are generally larger than found in most other Hilton Head communities.
Spanish Wells Plantation is one of the more unique communities on Hilton Head Island. With only 200 homesites on 400 acres most homes reside on full acre lots. Property views include the Calibogue Sound, Broad Creek, and golf course views. Homes in this community are traditionally in the million dollar plus price range.
Wexford Plantation is an exclusive yachting, golf, and tennis community located towards the south end of Hilton Head Island. The highlight of the community is its 37 acre inland harbour and innovative lock system. Large estate homes line the harbor, each with their own personal deep water dock.
Windmill Harbour is unique among other gated Hilton Head communities in the area because it does not have a golf course. The heart of Windmill Harbour is its 15-acre inland harbor and the South Carolina Yacht Club.
