South of Hilton Head a mile or so across Calibogue Sound is Daufuskie Island, an island about the size of Sea Pines Plantation and with no bridge access. It is a storied place, subject of movies and TV specials (Conrack by Pete Conroy) and one of the last bastions of the Gullah culture and language. Daufuskie’s economic pattern has been much like that of Hilton Head Island, Indian trade, ships stores, indigo, King Cotton and now tourism, golf, second homes and retirement. But the two islands have not always seen eye to eye.
Located on a 3 mile strect of beach between Shipyard Plantation and Sea Pines Plantation, Forest Beach is split into two areas (North and South Forest Beach) separated by Coligny Circle. Scattered throughout the area are quiet family neighborhoods, beachfront rentals, second- home options and hotels. While there are exceptions, in general, North Forest Beach is more residentially populated while South Forest Beach offers a greater number of condominium and townhouse developments. Located on the northern tip of the island, Hilton Head Plantation is the second largest planned community on the island. It's 4,000 acres contain over two miles of beaches on Port Royal Sound, a large marina, biking and jogging trails, two nature conservancies, a central recreational facility, waterfront playground, one four star restaurant, community swimming pool, a common gardening area, 12 tennis courts plus four 18-hole golf courses.
Indigo Run Plantation is located on the north end of the Island, across from Hilton Head Plantation and conveniently located to schools, shopping, dining, and entertainment. The community features two Jack Nicklaus designed golf courses, tennis, a day dock for residents, Sunningdale Park recreation facility, clubhouse, and gated access.
Long Cove Club is a small, exclusive community known for its world class ammenities including a Pete Dye designed golf course, marina, tennis courts, and antebellum-style clubhouse. The community features some of the most magnificent homes on Hilton Head Island, each approved by a strict architectural review board.
One of the most well-known communities on Hilton Head Island is the Palmetto Dunes Resort. This 2,000-acre community features three golf courses, two hotels, over 3 miles of beaches, a 35-court tennis center, bike trails, shops, and restaurants. Another highlight of Palmetto Dunes is its eleven miles of lagoons that meander throughout the homes and villas and is ideal for canoeing, kayaking, and fishing.
Located on the north end of Hilton Head Island, Palmetto Hall is a 750-acre residential community featuring homes reminiscent of the Old South with their shady verandas, soaring columns and colorful shutters. At build out only 500 homes are planned, and 200 acres are devoted to natural wetlands, preserves, and lagoons.
Port Royal is actually two distict communities, with a security gate at the entrance to the residential section separating home owners from resort guests. The community contains over 800 single family homes, 2,000 villa units on the resort side of the gate, and the Westin Resort hotel.
Sea Pines has been the “dreamland” destination of visitors and residents to Hilton Head Island since 1960. Shipyard Plantation is one of the Hilton Head Island’s original developments. Within its 800-acres, Shipyard blends the best of residential community living along with a destination resort facility. There are more than 2,000 homes including over 250 villas on the rental market within Shipyard Plantation.
Spanish Wells is one of the most unique residential communities on Hilton Head. While there is no security gate at its entrance, it is still one of the most exclusive neighborhoods on the island.
Wexford Plantation is once of THE most exclusive residential communities on on Hilton Head Island. Homes within this gated community are built in the British Colonial style with grand entrances, arched windows, and soft, pastel colors. The plantation also features a 37-acre harbor with access to Broad Creek and the Intracoastal Waterway. Boat owners may moor their boats at the marina or navigate the intricate system of canals and dock their boats adjacent to their home.
Windmill Harbour is a 172-acre private community located on the Intracoastal Waterway and Broad Creek. Unlike most Hilton Head communities, it does not have a golf course. Instead, ammenities center around the South Carolina Yacht Club. Its technologically advanced lock system that protects the 260-slip basin from wakes, currents and silting while providing direct boating access to the Intracoastal Waterway and Calibogue Sound.
